From 35 months - 15 dollars per square meter per month VAT Contractual price, additional discount for the period of martial law UAH 160.00 without VAT per 1 square meter, open book In 2023, the Tenant will pay to the Landlord UAH 160.00 without VAT per 1 square meter monthly as Additional Rent as the Tenant's estimated Percentage Share of the Operating Expenses. In subsequent calendar years, the Operating Expenses shall be adjusted and calculated based on the actual Operating Expenses for the previous year and the operating budget. The Operating Expenses for each calendar year of the Lease Term shall be adjusted according to actual expenses and the amount of the adjustment shall be added to (debited from) the invoice for the second quarter of the following year. The amount of the maintenance payment is indicative and depends on the planned expenses for the relevant period as well as on the prices set by the service providers. Tenant's share of the Common Area Maintenance Costs shall be calculated in proportion to the square footage of the Premises relative to the total square footage of all rentable space in the Building. Tenant's full calculation of the Common Area Maintenance Costs shall be made by March 31 of the following year, after the end of the calendar year for which such calculation is made. In the event that Tenant's annual Common Area maintenance costs exceed the amount of maintenance fees paid for the previous year, Tenant shall pay Landlord the difference within ten (10) business days of the date of the invoice. If the annual Common Area maintenance charges attributable to Tenant are less, the amount of Tenant's overpayment will be credited by Landlord toward the current Common Area maintenance charges (payment). The Parties have agreed that this does not require the conclusion of an additional agreement on amendments and additions to this Lease.
