How much does an apartment in Kyiv cost on average

The primary real estate market in Kyiv, as in other Ukrainian cities, is going through difficult times. The situation at construction sites is deteriorating due to a shortage of personnel caused by mobilization. The difficult economic situation has already led to a 30-40% decrease in the number of new projects. At the same time, the cost of construction is rising significantly due to a sharp increase in the price of building materials.

All these factors have had a negative impact on prices for new real estate. Compared to February 2025, the cost per square meter in Kyiv has increased by 2–13%, depending on the class of the new building. As of February 2026, the average cost of 1 m² of a business-class apartment is 78,000 UAH, comfort class — 50,000 UAH, economy class — 43,000 UAH. In some elite residential complexes, real estate is offered at a price of up to 270,000 UAH/m².

The primary real estate market also affected the secondary market. Over the past year, prices for apartments on the secondary market rose by 16–18% in dollars. The most expensive offers are traditionally found in the central part of the city and prestigious areas. The Pecherskyi district remains the leader, where a one-bedroom apartment costs an average of $150,000. A two-bedroom apartment in the historic part of the city costs $213,000, and a three-bedroom apartment costs $340,000.

The Shevchenkivskyi district lags significantly behind Pecherskyi in terms of real estate prices, but compared to other districts of the capital, housing here is not cheap. Here, a one-bedroom apartment on the secondary market costs an average of $91,000. Two-room and three-room properties cost $135,000 and $219,000, respectively.

The cheapest apartments can traditionally be found in the Desnianskyi district of Kyiv. In this part of the capital, you will have to pay an average of $45,000 for a one-room property. A two-room apartment will cost $61,000, and a three-room apartment will cost $75,000. It is noteworthy that even in some cities in the suburbs of the capital, apartments are more expensive than in the Desnianskyi district. What factors influence the cost of an apartment in Kyiv
