How much does an average apartment in Kyiv cost

The primary real estate market in Kyiv, as well as in other cities of Ukraine, is going through hard times. The situation on construction sites is deteriorating due to a shortage of staff caused by mobilization. The challenging economic environment has already resulted in a 30-40% drop in the number of new projects. At the same time, the cost of construction is rising significantly due to a significant rise in the price of building materials.

All these factors have had a negative impact on the prices of new real estate. Compared to the beginning of 2024, the cost per square meter in Kyiv increased by 6-10% by the end of last year. As of March 2025, the average cost of 1 m² of a business class apartment is UAH 72,700, while the average cost of an economy apartment is UAH 42,000. In some elite residential complexes, real estate is offered at prices up to UAH 270,000/m².

As of March 2025, the cost of apartments on the secondary market in different districts of Kyiv varies significantly. The most expensive offers are traditionally located in the central part of the city and prestigious districts. The Pecherskyi district remains the leader, where the average price for a 1-room apartment is $120,000. A two-bedroom apartment in the historic part of the city will cost $189,000, and a three-bedroom apartment will cost $309,000.

The Shevchenkivskyi district lags far behind Pecherskyi in terms of real estate prices, but compared to other metropolitan districts, housing in it is not cheap. The average price for a 1-room apartment on the secondary market here is $84,000. Two-room and three-room properties cost $125,000 and $195,000 respectively.

The cheapest apartments can traditionally be found in the Desnianskyi district of Kyiv. In this part of the capital, you will have to pay an average of $40,200 for a one-bedroom property. A two-room apartment will cost $55,000, and a three-room apartment will cost $68,500. It is noteworthy that even in some cities in the suburbs of the capital, apartments are more expensive than in the Desnianskyi district. This is the case in Brovary, Vyshneve, Petropavlivska Borshchahivka, and Sofiivska Borshchahivka.

What factors affect the cost of an apartment in Kyiv
