When preparing an apartment for sale, many owners face the question of whether to leave the furniture for the new owners or completely clear out the space. There is no single right answer. For some properties, furniture can be an advantage, while for others, it may prevent buyers from appreciating the space and imagining their own interior design.

The secondary real estate market offers various options, from fully furnished, move-in-ready apartments to properties where sellers leave only some furniture and appliances. In this article, we will explore whether it is better to sell an apartment furnished or unfurnished.

When Is It Better to Sell an Apartment Furnished?

If an apartment is in good condition and its furnishings match the quality of the interior, keeping the furniture may be a good decision. This is particularly beneficial for properties where buyers can move in immediately. Fully furnished apartments with household appliances appeal to people who do not want to spend additional money on essential furnishings after completing the purchase. Property listings often specify not only the condition of the interior but also what is included in the sale, such as furniture, appliances, and storage systems.

Furniture can also help when selling a smaller apartment. In a studio, one-bedroom apartment, or compact apartment with an open-plan kitchen and living area, furnishings demonstrate how efficiently the available space can be used. This makes it easier for potential buyers to understand where a bed, sofa, wardrobe, and table can fit.

It is worth keeping furniture if it is high-quality, neutral in style, and complements the interior. A well-maintained fitted kitchen, built-in wardrobes, and organized storage systems are often perceived as part of a ready-to-use living space. However, it is important not to overcrowd the rooms, as too many items can make them appear smaller and prevent buyers from properly assessing the layout.

When Is It Better to Sell an Apartment Unfurnished?

It is better to remove all furniture if it is old, damaged, or visually outdated. Such furnishings can give buyers the impression that the property requires significant investment, even if the interior finishes and utilities are in good condition.

An unfurnished apartment can also be more appealing when the property has a well-designed layout and sufficient floor space. Without furniture, buyers can more easily assess the actual room dimensions, available space, and possible furniture arrangements.

If the apartment is being purchased for renovation, there is little reason to leave furniture behind. In this case, buyers focus on the floor area, room configuration, condition of the utilities, window placement, and floor level. Old furniture adds little practical value.

Financial considerations are also important. Expensive furniture does not necessarily increase an apartment's selling price by an amount comparable to its original purchase cost. Buyers evaluate the property as a whole rather than simply adding the value of the furniture to the price of the real estate.

Furnished or Unfurnished: Which Option Should You Choose?

There is no universal rule for whether an apartment should be sold furnished or unfurnished. The decision should be based on the characteristics of the specific property and its target buyers. Keeping the furniture makes sense if it highlights the apartment's advantages and allows you to offer a move-in-ready home. On the other hand, removing furniture may be the better choice if it hides the benefits of the layout or makes the property appear in need of renovation.

In practice, sellers often choose a compromise: they keep functional items while removing everything unnecessary. Items worth leaving in the apartment include:

  • Built-in kitchen units and storage systems;

  • Major household appliances, such as a refrigerator, washing machine, and stove;

  • Plumbing fixtures and lighting in good working condition;

  • Neutral furniture in good condition, such as a bed, wardrobe, and dining table.

Personal belongings, outdated furniture, and anything that visually clutters the space should be removed before property viewings. The remaining items can help maintain the impression of a move-in-ready home while keeping the living space open and inviting.

Before publishing a property listing, it is advisable to make an inventory of the furniture and appliances that will remain in the apartment. These details should be clearly specified in the sale and purchase agreement or property handover document to avoid disputes with the buyer after the transaction is completed.
