In 2023, the Tenant will pay the Landlord 160.00 UAH excluding VAT per 1 square meter monthly as Additional Rent as the Tenant's estimated Percentage Share of Operating Expenses.
In subsequent calendar years, Operating Expenses are adjusted and calculated based on the actual operating expenses for the previous year and the operating budget. Operating expenses for each calendar year of the lease term are adjusted to reflect actual expenses and the amount of the adjustment is added to (debited from) the account for the second quarter of the following year.
The amount of the operating fee is indicative and depends on the planned expenses for the relevant period, as well as on the prices set by service providers. The Tenant's share in the costs of maintaining the Common Areas is calculated in proportion to the area of the Premises relative to the total area of all premises in the Building that can be rented out.
A full calculation of the Tenant's costs for maintenance of the Common Areas is made before March 31 of the following year, after the end of the calendar year for which such calculation is made. If the annual amount of maintenance costs for the Common Areas attributable to the Tenant exceeds the amount of operating payments paid for the previous year, the Tenant is obliged to pay the difference to the Lessor within 10 (ten) business days from the date of invoice. If the annual amount of expenses for servicing the Common Areas attributable to the Tenant is less, then the amount of the Tenant's overpayment will be credited by the Lessor to pay for the current expenses (payment) for servicing the Common Areas.
The parties agreed that this does not require the conclusion of an additional agreement on amendments and additions to this Lease Agreement.

Surface parking: $90 per square meter per month + VAT
Garage parking: $250 per square meter per month + VAT
Annual payment increase of 5% from 2nd year of lease, applies to base rental rate and parking
All payments under the agreement are paid monthly in advance by the 5th (fifth) day of the current month
